The Real Assets Advisory team delivers comprehensive services across:

A career in Deloitte’s Real Estate Valuations practice offers a dynamic and enriching experience. As a Manager, your responsibilities include:

Key Responsibilities:

  1. Real Estate Valuation Expertise
    • Gaining insights into real estate sectors such as commercial, residential, industrial, agriculture, and development properties.
    • Understanding major real estate valuation approaches:
      • Cost Approach (Replacement Cost/New, Residual).
      • Direct Comparison Approach.
      • Income Approach (Capitalization and Discounted Cash Flow methods).
    • Developing real estate valuation models in ARGUS Enterprise.
  2. Research and Analysis
    • Conducting secondary research to benchmark critical valuation drivers like rentals, vacancies, cap rates, and discount rates.
    • Leveraging databases such as Costar, RCA, and IPD for market insights.
  3. Valuation Engagements
    • Executing valuation exercises for property portfolios and assisting audit teams with valuation reviews.
    • Performing financial feasibility analyses, market studies, and due diligence exercises.
    • Preparing high-quality deliverables, including valuation reports and models, within agreed timelines.
  4. Client Collaboration and Training
    • Supporting Deloitte member firms’ valuation practices across Canada, UK, Australia, and the Middle East.
    • Assisting audit teams in analyzing external valuation reports and key valuation assumptions.
    • Leading, training, and reviewing junior team members’ work on valuation engagements.
  5. Secondment and International Assignments
    • Opportunities for international secondments in regions like the UK, Canada, and the Middle East.

Eligibility and Skills

Educational Qualifications:

  • Preferred: Civil Engineering degree.
  • Additional Qualifications: MBA (preferably in Real Estate).

Professional Certifications:

  • MRICS certification (preferred).
  • CFA (International) (advantageous).
  • ARGUS Enterprise Certification (preferred).

Experience:

  • Minimum 8+ years of relevant work experience.
  • At least 2 years’ experience with ARGUS Enterprise.
  • Prior experience with Big 4 firms or recognized real estate valuation firms is an asset.

Technical Skills:

  • Proficiency in real estate financial modeling and valuation testing per IFRS.
  • Advanced knowledge of tools like Costar and RCA Analytics.
  • Expert-level Excel skills.

Soft Skills:

  • Excellent communication and interpersonal abilities.
  • Strong analytical and problem-solving skills.
  • Proven ability to work independently and lead teams.

Deloitte’s Hybrid Work Model

  • Base Location: Mumbai, India
  • While Deloitte’s hybrid model is the default, occasional travel to client locations abroad may be required depending on project needs.
